Joint Ventures with Miller & Smith
One Loudoun – Loudoun County, Virginia
Now open, selling and leasing. Loudoun County, Virginia’s New Downtown.
NASH entered into a joint venture in fall 2010 with Miller & Smith to develop and construct One Loudoun, a 358-acre, mixed-use, master-planned community in Loudoun County, Virginia, 25 miles west of downtown Washington, D.C. Loudoun is one of the fastest-growing counties in the nation and regularly ranks first or second nationally in household income. The project has delivered more than $30 million in completed public infrastructure, including the Steuart W. Weller elementary school and 16 lane miles of new roads. Capitalizing on superlative market demographics and regional economic strength, this landmark project features all-new residential product, a dynamic pedestrian-oriented downtown, and extensive community amenities.
One Loudoun is very active on many fronts. On July 24, 2012, Downtown One Loudoun officially broke ground with a gathering of civic and community leaders and business representatives. Alamo Drafthouse Cinema is under construction and opening spring 2013. Commercial vertical construction and leasing are actively underway for retail and office.
Homes are under construction with the first neighborhood streetscapes now in place, and initial home occupancies began in September 2012. Home sales are underway by NV Homes and Camberley, with the Miller & Smith/NASH JV’s homes to be unveiled in January.
Just announced on October 1, the Loudoun Hounds professional baseball club will build its new ballpark as the centerpiece of One Loudoun. With 5,500 fixed seats and capacity for up to 10,000 fans, the venue is slated to host at least 72 baseball games per year plus community events, concerts, festivals and additional sporting events.
Overall One Loudoun will feature residences, including single family homes, townhouses and multifamily homes with residential club; 702,000 square feet of specialty retail to include fine dining, upscale shopping, a multiscreen theater and grocery store; full-service hotels; 3 million square feet of office space; and an amphitheater for public events. All is surrounded by 150 acres of public parkland including multiuse sports fields and miles of walking trails.
Located three miles north of Washington Dulles International Airport, One Loudoun is at the heart of the renowned Dulles Technology Corridor, home to world-class internet, technology and defense companies and a highly skilled workforce. One Loudoun will be home to the World Trade Center (WTC) Dulles Airport, a powerful economic development engine promoting both international trade and domestic investment around the world.
One Loudoun’s environmentally aware plan is expected to sustain competitive appeal over time. It is the first and only Loudoun County project to be honored with a Smart Growth Award by regional nonprofit consortium, the Smart Growth Alliance. Over 100,000 square feet of mixed use space in phase one will be LEED certified.
With models under construction and opening soon, The Downtown Collection at One Loudoun is being built by a joint venture with Miller & Smith to develop, construct and sell 97 single family residences. The homes offer a hip, urban lifestyle, located just a five minute walk to the mixed-use Downtown One Loudoun and immediately adjacent to the preserved and enhanced green spaces of Central Park.
The Downtown Collection features brand new designs poised to create strong appeal in terms of size and functionality, and to capitalize on One Loudoun’s differentiated feel, amenities and walkability. Classic façades were patterned after homes found in upscale U.S. urban neighborhoods, establishing a unique and stylish streetscape befitting the One Loudoun community. A collaborative effort between SEKISUI HOUSE design professionals and Miller & Smith’s award winning team addressed multiple facets of the architectural plans, massing and siting, in order to enhance the street experience, indoor-outdoor space flow, access to views and light, use of side and rear yard, and sense of harmonious community. Energy efficient construction and plenty of options will further maximize comfort, appeal and long term value.

Briar Chapel – Chapel Hill, NC
Just nine miles from UNC’s Chapel Hill campus is a natural enclave enhanced with distinctive artwork inspired by surrounding beauty. Briar Chapel is a new-home community intentionally integrated into the natural landscape, allowing both imaginations and wildlife to roam free through 900 acres of preserved space. A wide variety of award-winning homes and townhomes by local, regional and national builders combine to offer an exceptionally attractive architectural program and community setting.
As the largest green community in the Triangle, Briar Chapel offers a healthier way of life, and is the perfect backdrop for connections among nature and neighbor. Cinco Ranch – Katy, Texas (Houston)
Now celebrating its 21st year, Cinco Ranch is a place of extraordinary lifestyle where neighbors become friends. Originally launched in 1991, Cinco Ranch comprises 8,100 acres and now contains more than 11,000 homes in an upscale, master-planned residential community 32 miles west of downtown Houston, located near Houston’s job-rich Energy Corridor. The ranch is a destination community commanding loyalty among homebuyers, many of whom refer friends and family, and return to Cinco Ranch as cross-country relocations bring them back to Houston. These community roots extend across a wide range of customer preferences and life stages, and deepen over time, helping make Cinco Ranch a true hometown.
In 2010, NASH entered into a joint venture with Newland to develop and construct a 492-acre section with 1,200 homes as an expansion of the highly successful community. NASH then entered an additional venture with Newland at the end of 2011, to develop and construct all other remaining sections of the community.
Cinco Ranch includes residential lots connected by a network of open spaces and amenities designed to maximize value and sense of community. Features of the master plan include a model home village, sites for schools (in the sought-after Katy Independent School District) and day care centers, recreation centers with resort-style swimming, pavilions, hearths, play areas, entertainment areas and other gathering places, biking and hiking trails, and ball fields. Established hallmarks of Cinco Ranch include water conservation and water quality, extensive open space, trail connections between homes, recreation centers and schools, and an existing village center called La Centerra, offering shopping, dining and offices in a Main Street orientation.
With such enduring value, Cinco Ranch is a perennial best-seller. It has ranked among the very top master planned communities in the nation according to surveys by both RCLCO and Metrostudy, two esteemed national real estate industry knowledge providers. Metrostudy’s midyear 2012 survey places Cinco Ranch at #3 in the United States, based on annual housing starts.
Located six miles from downtown Spokane, the Eagle Ridge community is close, by nature — a true hometown connecting neighbors, friends and family with neighborhood barbecues, movies in the park and walks on the paved trails past the reflection pond. Eagle Ridge has over 160 acres of forested common space that has been preserved in its natural state. All of the builders at Eagle Ridge offer Energy Star® homes.
Among and within beautiful canopies of trees, the 1,351 acre Eagle Springs is an award-winning, master-planned new-home community in Northeast Houston where neighbors come together to form connections as intimate as the neighborhoods they live and play in. As an example of the community’s approach to healthy and vibrant living, in October of 2011, Atascocita Springs Elementary School in Eagle Springs became the first school in Texas and the third school in the nation to receive the “CHPS Verified” designation from the Collaborative for High Performing Schools, a national coalition that promotes the design and construction of green and healthy school buildings.
Now celebrating its 10th anniversary, Falcon Pointe’s success draws from the never ending stories written by families and friends who connect across homes and yards, parks, pools, and schools. The 520+ acre master-planned community is located approximately 15 miles north-northeast of downtown Austin and is near education, medical, retail and major employment centers. FishHawk Ranch is home to a rich community life, filled with activities, sports, clubs, service and special events, such as the outdoor summer series Concerts For A Cause. Earlier this year, the community launched its first-ever collaborative contest pairing home builders with local children to construct six birdhouses, tapping creativity and the deep connection between community and nature.

Sterling on the Lake – Flowery Branch, GA (Atlanta)
Located north of the perimeter in Atlanta in the charming town of Flowery Branch, the master-planned community of Sterling on the Lake offers tranquil lakes, beautiful protected open space, and a lively Village Center anchored by a public library, cafe and meeting center. Living on the lake makes a great quality of life.
The ever-growing town hosts a popular, annual hot air balloon festival, summer concert series and variety of arts and outdoor events, creating value for residents and the broader community. Architecturally, the community features a wide variety of beautiful Arts and Crafts-styled homes with charming front porches, big bay windows, and handcrafted details like stone masonry, bricks and broad wooden beams, reflecting an authentic and warmly enjoyable atmosphere.

Home sales at Stonemill Farms have increased continuously every year as the community has grown, offering a high-quality selection. In 2011, it was the top-selling community in Woodbury, according to Metrostudy, and it led the entire Twin Cities region in 2011 housing starts.
Summerwood – Houston, TX
Summerwood is a warm and inviting master-planned community in Northeast Houston, offering a wide selection and variety of new homes. The entire community is dotted with parks and playgrounds, gazebos, ponds and docks. Trails for hiking, biking, running, and strolling traverse all 1,500 acres. A new full service grocery store opened at Summerwood last year, while the adjacent Sam Houston Tollway has transformed into a stoplight-free expressway for even greater access around the thriving city of Houston.
Tehaleh – Pierce County, WA (Seattle-Tacoma)
Now open and now selling, Tehaleh’s community vision, amenities and lifestyle were unveiled at its Grand Opening on September 29, 2012 with nearly 2,000 people in attendance. Located 20 miles east of downtown Tacoma and about 35 miles south of downtown Seattle, Tehaleh features views of Mt. Rainier’s snow-capped summit and is poised to become the dominant, destination master-planned community in Western Washington.
Tehaleh, whose name is derived from words that mean “highlands” or “the land above,” has been recognized for achievement in sustainability-conscious land and community planning, which qualifies it for a Three-Star rating, the highest tier, from the regional building association’s Built Green Community program. The site’s woods, wetlands, ponds, meadows and trails will form a strong, enduring connection with the community, the landscape and the spirit of the mountain peak. Core planning principles in Tehaleh include maximizing the community’s proximity and views to Mt. Rainier, integrating the forest with the built environment and respecting the natural topography and hydrology.
NASH entered into a joint venture in spring 2011 with Newland Communities to acquire, develop and construct the 4,218-acre, mixed-use, master-planned community in Pierce County, Washington. (Prior to acquisition, the project had been referred to as Cascadia.) Originally assembled and planned in the 1990s, the property is currently zoned and entitled for over 5,900 homes, including a wide variety of single-family detached, alley-loaded and small lot homes, townhomes, 1,030 multifamily units and active adult community. Design guidelines follow regional historic styles that can be reinterpreted in modern building within the community, delivering a rich ensemble to serve a wide range of customers and life stages. As an Employment-Based Planned Community, the site is slated by regional government organizations to accommodate a significant amount of the county’s future growth in both housing and jobs. Tehaleh’s plan includes a 419-acre employment center for retail, office, institutional and 21st-century industrial facilities. The master plan is also approved for several schools, including the Donald Eisman Elementary School which opened in 2010.
Telfair is a visual and architectural delight with gorgeous brick, rich textures and fine details, but the true foundation of the community is built on the strong traditions of the wonderful people who choose to reside there. Telfair Central Hall features extensive recreational and social activities for the whole family. Throughout the landscape are parks and squares featuring beautiful art objects, soothing fountains and red brick details, all connected with greenbelt trails that weave throughout this thriving community.
Recently Telfair was again honored to be included among the Top 10 Master-Planned Communities in the United States according to the survey by RCLCO, a national real estate industry knowledge provider.

Surrounded by first-class education, medical centers, shopping and entertainment and well located in the north Austin area, the 1,550 acre Teravista has repeatedly been lauded by the Home Builders Association of Greater Austin as “Best Overall Community” in the category for communities by developers with over 300 homes. The community won in 2011, 2007 and 2004 based on a range of criteria including the land plan, concept, landscaping and marketing. As measured by new home starts, Teravista ranks #1 in Austin according to national industry knowledge provider Metrostudy in its midyear 2012 survey.
